Chicago - 150 North Riverside

Completed in 2017, the industry-leading, LEED® Gold, Class A office tower at 150 North Riverside is an example of sustainability, innovation and design convergence. The 53-story building utilizes CenTrio’s chilled water for its cooling system which lowers costs, encourages energy efficiency and frees up space, allowing the design elements of the structure to be the focal point.

Industry Challenge

Ambitious developers and designers saw the West Loop site of 150 North Riverside as a unique opportunity to revitalize a property that had been vacant for more than 50 years. With plans to create an eye-catching structure perched on a narrow four-story base, the team was constrained by railroad tracks to the west and the Chicago River to the east, and by the challenges of bringing an old site up to modern standards of sustainability and design.


CenTrio Solution

CenTrio worked closely with local utilities, the building owner and the design team to coordinate its chilled water service line location in accordance with the needs for electricity, water and sewer lines. The collaboration resulted in co-locating several service service lines in a common trench, a cost-effective and efficient solution to the challenging boundaries while maintaining the integrity of the design aesthetic. 


Value Delivered

Sustainability was a key principle in the planning and design. The resulting structure is a street-level footprint that occupies less than 25 percent of the total two-acre site area. The building is LEED® Gold certified by the U.S. Green Building Council and relies on CenTrio’s chilled water for its cooling system which lowers costs and encourages energy efficiency. Additional sustainable features include high-efficiency plumbing and mechanical systems, a high-performance floor-to-ceiling curtain wall system, open floor plates and lobbies with significant natural daylight and use of low-VOC, non-emitting materials.
